17th Street Mixed Use
Complete rebuild and redesign of an “existing” structure, including expansion to the rear for a larger retail / restaurant space. We added two additional floor levels, to expand the six unit mixed use property. The architectural problem is how to provide for full & legal egress requirements with a quality street frontage for the restaurant on this very small city lot. The solution includes carefully inscribed stair wells and hyper-efficient, microunits. Structural considerations are paramount as we push to the limits of allowable wood frame construction with integrated steel moment frame systems. The exterior is defined by a “window on window” approach to the traditional bay window as defined by The SF Planning Code. Multiple iterations were required to appease the Urban Design Team at SF Planning, and while the architectural language evolved, we kept sight of a “whole” and well-considered solution.
